Hello, I'm wondering if my backyard would be a good or bad space for artifical grass. I live in Camas, WA so lots of rain and some snow in the wintertime. There are evergreen trees in the neighbor's backyard that drop their needles all year long. They aren't the typical pine trees that shed a lot but I'm not sure what kind it is. Otherwise, we have bamboo, honeysuckle, and a camellia tree that drop their leaves.
The yard needs a lot of work so we plan to remove the grass and weeds. We'll either put rocks or artificial grass in its place, but I'm not sure if it'd be too much maintenance, or if there's something else I'm not thinking of. Any feedback would be appreciated. Thank you!

Hi All,
Looking at a used 2016 Leaf SV, listed for $16,700 CAD (12,400 USD). Not clear if the BMS was updated, but I'm sure it's the original 30kWh battery.
It was apparently used as a rental; is this a significant factor for the leaf?
My commute to work is ~ 10km (6 miles) one way. I am in Alberta where it can get down to -40 degrees for days at a time in the winter.

2023.06.03 04:03 HelpEnforceMyLease Texas- 2 weeks before move-in day to a new apartment and landlord called today saying they have a holdover tenant and that they are refusing to evict him.

Throwaway for privacy
What are my options besides breaking the lease? I am new to Texas so don’t know the laws here yet, and am in an area where decent apartments are few and far between and I would rather them provide me a space either at this complex or one of the others they own at the same rate until my leased unit is available, or for them to pay the difference between a hotel cost and my monthly rent while they figure this out.
They said there was a 2 bedroom unit available at one of their sister properties, but I would have to sign a new year-long lease for it, stay there for the year and no option to assume occupancy, and pay the higher rate, which is unacceptable to me. They would not agree to give it to me for the price I signed the one bedroom for temporarily until I can move into the original location.
My current place has also already been rented out, and staying longer there is not an option, besides the fact that it costs twice as much as it’s a ‘corporate’ rental.
Relevant portion of the lease below, and I also have not been provided with written notice yet, only verbal.
Delay of Occupancy. We are not responsible for any delay of your occupancy caused by construction, repairs, cleaning, or a previous resident’s holding over. This Lease will remain in force subject to (1) abatement of Rent on a daily basis during delay, and (2) your right to terminate the Lease in writing as set forth below. Rent abatement and Lease termination do not apply if the delay is for cleaning or re- pairs that don’t prevent you from moving into the apartment. 8.1. Termination. If we give written notice to you of a delay in occupancy when or after the Lease begins, you may termi- nate the Lease within 3 days after you receive written notice. If we give you written notice before the date the Lease begins and the notice states that a construction or other delay is expected and that the apartment will be ready for you to occupy on a specific date, you may terminate the Lease within 7 days after receiving written notice. After proper termination, you are entitled only to refund of any deposit(s) and any Rent you paid.

2023.06.03 03:57 pooped_good After 42 years of Dolphins fandom, I get to go to a game in a Miami. Need help with recommendations.

Hey fellow Fins fans!!
I have been a Dolphins fan ever since I can remember. I remember the pain of watching the Dolphins lose to the Redskins & 49ers in the Superbowl. Unfortunately(or fortunately) I’m not old enough to remember the 72 Dolphins. I live in Idaho so I have never watched the Dolphins play in person. Anyway, I won a trip through my work. I won 2 round trip plane tickets anywhere in the lower 48, 5 day/4 night stay in any Marriott listed, free rental car, meals, and $500 Visa card. I figured this would be the perfect way to go watch my Dolphins play a home game. The game that I decided on going to (due to work schedule) is the Broncos/Dolphins on September 24th. There are a few hotels that seem close enough to the stadium, but I’m not sure which one would be the best to take. I’m hoping to stay at a hotel that is on/near the beach. I have NEVER been to the coast of been in the ocean, so I want to get the best experience possible. Below are the hotels I can pick from. Could anyone give me recommendations as to the most scenic locations and stadium section recommendations? I’m pretty sure I wanna be on the Dolphins sideline side, but are the 300+ sections so far away I won’t be able to enjoy the game? One more thing, I am copy/pasting ALL the Florida hotels listed. I understand that some are not in or near Miami. I just wanted to make sure I didn’t miss anything on accident.

2023.06.03 03:54 hauntedlaurapalmer (Diagnosis Pending) Just Had a Manic Episode for the First Time

So I came out of a manic delusional episode like a couple weeks ago and am now seeing a therapist who said that until I officially get diagnosed, they'd be treating me as if I had bipolar. I don't know how to feel and I don't know how to deal with the fallout of the episode, as I also experienced some hallucinations/psychosis symptoms that have significantly alienated me from peopl in my life especially family.
I'm staying with my dad now but feel really icky about everything because during the episode, my actions caused some trauma in the lives of those two and I don't know how to make amends in an appropriate way because I don't want to use the pending diagnosis as an excuse and also I don't think that me attempting to make amends will help them in the long run so I will just take a step back and let them decide how they want to handle it. Honestly my sense of identity seemed so sure during the episode but now that it's over and I'm looking at the carnage and the therapist said it was likely bipolar I don't really know who I am or what kind of person I am anymore.
I was sometimes curious about the possibility of a mood disorder when I was in high school but having a professional tell me it's likely feels like a whole nother story, as well as seeing the carnage unfold. I've never really done anything like this before - stealing my housemates things because I was sure they were secretly mine/sure that that housemate had it out for me and had done terrible things to me with no evidence. A lot of thieving and having angry, screaming outbursts in the streets over perceived slights as well as having some sort of delusion that that would solve world crises.
I was convinced that everything I was doing was for some perceived righteous cause and that everyone pushing against me were trying to silence me as some sort of conspiracy. I got banned from my old college campus and sent to a therapists office, but then I just took my umpulsive crime spree elsewhere and got arrested twice - one for setting a fire on the highway, and one for setting onein the rental property of my front yard. It sounds ridiculous now but at the time it made sense.
Honestly, I don't know what to do with my life. I completely blew everything up and I know it's my fault but I can't fathom for the life of me what the fuck came over me. Where does the sickness (if it's bipolar) end and I begin? How do I bounce back from the consequences? I'm embarassed and ashamed and every morning I wake up and feel depressed and anxious over all this stuff. As I should, I guess. It feels like a righteous karmic principle that I should be in this situation after my actions, especially considering that my former housemate may end up having trust issues over the stealing and privacy invading. The othr side is that I don't want to feed into stigma against bipolar people when/if tht's the diagnosis that comes up? I just don't know how to feel about all this honestly.

2023.06.03 03:51 Atrasimi Roommate Drama: Am I Liable For Nonpayment Of Utilities I Was Not Using?

I am looking for any helpful legal advice. I'm a university student, renting a room in a university apartment. The rent is per room, but the apartment is shared between me and three others. Utilities are separate from rent, and are stated in the rental agreement and handbook to be handled by the occupants through a separate service provider. Utilities were handled by one of my other roommates. The account was made in their name alone.
I rented this room from July of 2021 to May of 2023. I did not occupy the room or apartment in any capacity from February 2022 to May of 2023. My room was essentially a personal storage unit. Breaking lease was far too expensive. I resided instead with my partner (and have been since February of 2022). It was very clear to my roommates that I was living entirely with my partner; I had stated this verbally on multiple occasions and even had one of my roommates check in with me, which is when I confirmed in writing that I do not stay in the apartment. My roommates were well aware of my absence in the period of February 2022 to June 2022 (essentially the spring semester).
Despite being entirely absent from the unit, I continued to pay a portion of the utilities through December of 2022. This is due in part to me being non-confrontational, and also a clause in the rental handbook and agreement that states heat must be on in winter months due to pipe maintenance (meaning heat would be on in my room, counting as usage on my part). To my knowledge, no lights or heat were used in my room outside of this period.
Given that I had indicated to my roommates that I was living entirely with my partner, I made no payment towards utilities after December. Heat was not needed at this point, meaning I made no contributions to utility usage. I only saw that payment requests were being made through a group chat, where the person managing the utilities would state a cost to be paid. I had communicated with this person on other matters outside of utilities. I was never once asked about missing payments. To me, it was clear that because I was not using utilities and that I would not be paying. The lack of follow up or even addressing it seemed to confirm this.
After everyone had moved out (with utilities having been paid in full and the account closed), the roommate managing the utility account messaged me privately and demanded payment, in full, for the months I was absent. I stated I would not be paying for the reasons above. She sent this conversation to the group chat, demanding payment from the other two roommates because I was “flaking” and if it was an issue they could take me to small claims.
They tried to claim that there's no way to know if I was residing in the residence or not. Both my partner and I have location storing on our devices, proving residence of a different property. I am in the process of getting that data downloaded. They then claimed they haven't stayed much there but they are paying, so I should as well. One roommate stated they were absent for the entirety of the fall semester, just like I was. I pointed out that I had remained absent, still making zero contributions to utility usage but paying for that period. Another tried to say that they often stay with friends, meaning they should only be liable for half of what they pay based on my argument. Again, they are still the ones using the utilities. I couldn't because I was never present.
My partner and I have done some research. In our area, average usage per month is roughly 970 KwH for a 2000 sq. ft. home in 2023. The apartment we lived in was 1000 sq. ft. After requesting billing statements, they somehow, with only 2 to 3 of them present, averaged 1200 KwH monthly. Either they were all constantly there, or decided to constantly leave utilities active, regardless of if they were present.
They also keep trying to say it was my responsibility to indicate my absence to ALL of them, not just the one managing funds. I had indicated that I was moving out with my partner when the lease ended. I also had told all of them I reside entirely with my partner. Again, this was evident given that I had already been absent and residing with my partner from February 2022. I had indicated I do not live at this apartment. They knew my room was used entirely for storage, as my bed wasn't even in the room. You could barely get past the door. They were saying I was responsible for telling them they needed to pay more, not the person managing the funds.
They then said I was responsible for paying regardless because there is a flat rate for access to utilities from the service provider, and then an additional monthly charge for usage. The flat rate is $9 a month in totality, not per person.
In my absence following December 2022, the utility bill spiked from roughly $10 a month per person to nearly (and sometimes over) $50 a month per person. Again, this is without me ever being on the property and them claiming to never be there too. They tried to cite an 8% increase in rates on the service provider's end, but that doesn't make any sense.
Their final arguments to me were about verbal agreements. They stated the agreement was for the four of us to split the payment. I stated that I did not ever agree to anything written first of all, and second, the verbal agreement could not count as I had indicated multiple times I was no longer living at that apartment. Nonpayment on my end was clear as well. It was the responsibility of the person managing the funds to follow up on nonpayment, and also to make appropriate adjustments.
Sorry for the long post. Am I liable for any payments? Would my roommates have a case against me in court? What I'm counting on is my location data to show that I was genuinely absent, texts showing that I had made my absence clear and photos showing that I could not reside in my room even if I wanted, extended gaps and redundancies in their arguments, and transactions showing I did pay for any utility usage that I was aware of and liable for.
If they take the case to court, I will be missing multiple flights home, and will be out several hundreds of dollars used towards being able to take my pet home (meaning vet bills, plane and airport fees, etc.). Would I be able to seek damages for this?
TLDR; I wasn't making utility payments because I wasn't using my apartment (rent and utilities are separate). My roommates knew this, didn't acknowledge the nonpayment on my end for months, suddenly decided to threaten court unless I paid for everything I missed in full immediately after moving out. I did not sign anything, my name is not on any account. Not sure if they even have a case, but am I liable for anything here? Would I be able to seek damages?

In my attempt to not make this much of a read, hi! I'm a 6'1, hispanic guy living in New York city that's been through quite a lot of ups (being able to meet a lot of people through here in person, some of whom I had wonderful relationships, both romantic and friendly with) and downs (poorly timed ambition with covid getting in the way in the timing that it did), and well, I feel like I'm in a place in my life where I've finally got everything I want (in the way of a job, a roof over my head with space to share) except for someone consistent to share my time and space with. This is where I turn to you, the reader, to see if you can help me on my quest to solve the task at hand.
I'm here, like many of those who browse through in my experience of reading posts trying to find my own, am looking for someone who wants to create something simple. Whether that's a relationship (my ideal goal), consistent conversation with potential to have it lead towards a greater goal, or just someone honest to spend my days with getting to know, because while I'm happy to be employed, doing it from home with no one to talk to throughout the day sucks. hard.
Here's a few things about me to see if you think we'd click (and before you continue, if you want to see one, there's pictures of me on my profile!):
Interests: Sports (basketball's a favorite, but I enjoy many), chess, world of warcraft, shows (both irl and TV/anime), traveling (been dying to have a reason to take a vacation after living in WA in 2020), fitness (via the gym or outdoor activities like hiking as I've never been), board games, and so much more.
Views and wants important to me: Left leaning, I want to have biological kids one day (so I am not in the child-free camp), I am open to the idea of marriage, not currently open to the idea of relocation (should I find someone serious from my search) as I'd love to offer my situation to someone open to something new, but I'd love to travel often. Honest, open to any topic of conversation as a talkative person, family oriented (I'd do anything to make sure my mom (and yours) live a good life if I can help it), and totally in the camp of open to settling down.
Desires: I would love a relationship (long term) with someone living in New York City (or open to living here one day) with someone my age or younger (as I've experienced the other way far too many times), but friendship and daily conversation with someone of any age that's available often, is fine, too. I would love to find someone that actually wants to meet up sometime in the city, as its been hard finding someone to connect with. I can't seem to understand people, no matter how well you think you know them. I'd love to just find that one person who gives me exactly as advertised, because playing games with emotions isn't fun.

GPS / Breaking tracking question?
I’m normally an avid National renter (Exec Elite), due to work.
Decided after some fantastic reviews to explore Turo. It’s been great. I’ve had roughly 5 rentals, with 5 star reviews on my end and their end. All is well.
Recently this last rental.. super nice host, just an odd few messages that seemed kind of (intrusive)?
I had a yellow light turn red on a normal highway, and had to hit the ol breaks pretty hard (I have a toddler in the car so that was more of my concern). Just happened once and got the above message.. followed by a request to wash and vacuum it.
We’re in a desert location with lots of sand and wind. I normally wouldn’t care, but the fact the owner GPS tracked to know the exact location of where I was - felt a little intrusive. Nothing wrong, but wanted the general opinion on if this is par for the course for owners/renters? Or a one off case. I’m going to wash and vacuum it, because he asked - but just felt a little off.
Just here for opinions!
